Frequently Asked Questions Proctor Construction in Duncan

  • How far away from Duncan do you travel for jobs? We try to limit our geographical range for work to the Cowichan Valley, Chemainus and Crofton if possible but if the job is big enough we will travel further.
  • How large is your staff? We are a small outfit and expand our staff depending on the contract size. Many jobs are small enough for one person to complete which keeps the cost down for the client.
  • Do you work by the hour or by contract? We generally do small jobs by the hour but will work with you to meet your preference. Either way is acceptable. We have found that with renovations, there are many unknowns that unfold as the job progresses as walls or floors are opened and framing is exposed. With a fixed contract, there has to be a contingency amount included for these situations. This can make a contract more expensive than by-the-hour billing. The present hourly rate for the first employee is $45.00/hr. and less for a second worker if needed. But a fixed contract, on the other hand, gives assurance to both the client and the contractor and can be less stressful.
  • How do I know when you start my job you won't disappear to start another one? At Proctor Construction we only work on one project at a time. Guaranteed!
  • Do you purchase the materials or do I? We will work with you to find the best arrangement. There have been many cases where a client has purchased some materials. Sometimes these are incorrect, so in most cases, we recommend that we purchase most materials using our contractor discount. On small jobs we often won't require money in advance.
  • How will you bill me? We will provide a proper invoice for the contract, or for the hours, and list the work done. All material receipts are scanned and attached to the invoice email. Payment is usually by etransfer but cheque or cash are fine too. If a job is by-the-hour, we prefer to invoice at the end of each week. This relieves us from carrying too much debt load for materials.
  • Is your work guaranteed? Yes, definitely. It is not unusual in this business to get "call backs" to fine tune any completed work.
  • How long have you been working in Duncan? We were established in the Cowichan Valley way back in the 1990s and built a few homes here but moved away for a while to Alberta. We are back here as of five years ago.
  • Is Proctor Construction a part of a larger company group? No. It is a small local outfit that gives you our full attention and best service, one job at a time.
